If you sold a home in Beaumont in 2024 or early 2025, you remember how it went: homes routinely sold within four or five weeks, often within a percent or two of asking, and sellers held most of the cards.

That market is gone — at least for now.

As I covered in my latest market update, Beaumont homes averaged 71 days on market in the second quarter — nearly double the 37 days of a year earlier — and the year-to-date average sits at 77. Meanwhile, new listings are up 29% year-over-year: June alone saw 106 new listings hit the market, the most in at least six years.

More Homes Are Hitting the Market

The biggest story this quarter is inventory. Beaumont saw 294 new single-family listings in Q2 2026, up 21.5% from the same period last year. Zoom out further and the trend is even more striking: listings are up 41% compared to Q2 2024 and 58% compared to Q2 2023.
